Brief: Change of use from employment to residential
The 3.15ha southern half of Annesley Colliery had been disused since the mines closed in December 2000.
The site was subsequently allocated for employment use, but with the economic climate having changed significantly, by 2011 there was little prospect of it being developed in this way.
Merriman had remediated the northern half of the site through 2008 to spring 2010 ready for residential use. The project provided an attractive opportunity for house-builders, and this land is now being developed by Persimmon Homes.
Meanwhile, Merriman was continuing to work with Ashfield District Council, negotiating a strong case for changing the use of the southern half of the site from employment to residential.
Outline planning permission for 124 homes was granted for the southern half of the site in November 2011 and the land will be remediated ready for construction from the second half of 2012.
Key points
- We negotiated the best strategic use of land in an area affected by the current economic situation and that has an identified housing requirement.
- We used our expertise in the planning process to work closely with the local authority and draw up an agreement that is attractive to the planners, community and future developer.
- Our collaborative approach with Ashfield District Council helped to secure a smooth planning process, and Merriman was praised by planning for its conduct.
